Booking Terms and Conditions

Please read these booking terms and conditions carefully before making a booking. If anything is unclear, please contact us before booking.
These terms apply to bookings made directly with Stonehouse Property Limited for stays at Stay in Stamford properties.
1. About us
Stay in Stamford is operated by Stonehouse Property Limited, a company registered in England and Wales with company number 13946985.

2. Making a booking
- The lead booker must be at least 18 years old at the time of booking.
- A booking is only confirmed when we have received the required payment and issued a booking confirmation.
- The booking contract is between Stonehouse Property Limited and the lead booker.
- The lead booker is responsible for ensuring that all members of the party are aware of and comply with these terms and conditions.
- We reserve the right to decline a booking request before it is confirmed.
3. Payment
- A deposit of 25% of the total booking cost is payable at the time of booking.
- The remaining balance is due no later than 14 days before the arrival date.
- If a booking is made within 14 days of the arrival date, the full booking amount is payable at the time of booking.
- If the balance is not paid by the due date, we may treat the booking as cancelled and apply the cancellation terms below.
4. Cancellation by you
- All cancellations must be made in writing by the lead booker.
- Your cancellation will take effect when we receive your written notice.
- If you cancel more than 30 days before check-in, you will receive a full refund of amounts paid.
- If you cancel between 7 and 30 days before check-in, you will receive a 50% refund of amounts paid.
- If you cancel within 7 days of check-in, no refund will be due.
We strongly recommend that you take out appropriate travel insurance to cover cancellation, illness, accidents and other unexpected events affecting your stay.
5. Cancellation by us
- If we need to cancel your booking before your stay for reasons within our control, we will notify you as soon as reasonably possible and refund all amounts you have paid to us for that booking.
- If we are unable to provide your stay because of events outside our reasonable control, including where provision of the stay becomes unlawful or impossible, we may cancel the booking and refund amounts paid to us.
- Nothing in these terms affects any rights you may have under applicable law.
6. Maximum occupancy and guests
- The maximum number of guests permitted at the property must not exceed the occupancy stated in your booking confirmation and listing.
- Only the guests named in the booking may stay overnight at the property.
- If you would like additional daytime visitors during your stay, please ask us in advance.
- Extra overnight guests are not permitted unless we have agreed this in writing in advance.
7. Check-in and check-out
- Check-in is from 16:00 on the arrival date unless we agree otherwise in writing.
- Check-out is by 10:00 on the departure date unless we agree otherwise in writing.
- If you do not leave by the agreed check-out time, we may charge reasonable additional costs where this causes loss, delay or disruption.
8. Use of the property
- The property must be used only for holiday accommodation.
- You must not re-let or sublet the property.
- You must not use the property for parties, events or any commercial purpose without our prior written agreement.
- You must take reasonable care of the property and its contents throughout your stay.
- Please do not move furniture between rooms or take indoor furniture, furnishings or bed linen outside.
- All inventory must remain at the property and must not be removed.
9. Smoking and vaping
- Smoking and vaping are not permitted anywhere inside the property.
- If you smoke or vape inside the property, we may require you to leave and may charge you the reasonable cost of any additional cleaning, deodorising or damage caused.
10. Dogs
- A maximum of 2 dogs is permitted, and only where agreed in advance at the time of booking.
- The dog fee is £25 per dog.
- No pets other than dogs are permitted unless agreed in writing in advance.
- Dogs must not be left unattended in the property.
- Please keep dogs off beds and sofas and clean muddy dogs before bringing them inside.
- Guests are responsible for cleaning up after their dogs.
- If extra cleaning is required because of dog hair, mess, or dogs being on beds or sofas, we may charge a reasonable additional cleaning fee of up to £50.
- You are responsible for any loss or damage caused by your dog.
11. Damage, breakages and extra cleaning
- Please report any damage, breakage, missing items or maintenance issue to us as soon as possible.
- You are responsible for the cost of any loss or damage caused by you or any member of your party, other than fair wear and tear.
- We may charge for reasonable additional cleaning if the property is left in an unacceptable condition.
- Where charges are due, we will provide reasonable details of the loss, damage or extra cleaning and payment will be due within 7 days of notification.
- If damage caused by you results in us having to cancel or refund a subsequent booking, we may seek to recover the resulting loss from you where legally permitted.
12. Behaviour and noise
- Please respect the property, neighbours and local community.
- Noise must be kept to a reasonable level at all times, particularly between 23:00 and 08:00.
- Fireworks, Chinese lanterns, firepits, candles and portable barbecues are not permitted.
- We may require you to leave the property without refund if you or any member of your party behaves in a way that causes danger, significant damage, excessive disturbance, or serious nuisance to neighbours or others.
13. Wi-Fi and EV charging
- Where Wi-Fi is provided, it must be used lawfully and reasonably.
- Domestic EV chargers, including “granny chargers” or “trickle chargers”, must not be used at the property unless we have expressly confirmed otherwise in writing.
- You are responsible for any loss or damage caused by unauthorised EV charging.
14. Access to the property
- We or our representatives may need access to the property during your stay for essential maintenance, repairs, inspections, or emergencies.
- Except in an emergency, we will try to give you reasonable notice before entering the property.
15. Safety and supervision
- You are responsible for the supervision of all children under the age of 18 at all times during your stay.
- You are responsible for ensuring that all members of your party use the property safely and appropriately.
16. Security of the property
- Please lock doors and close windows when leaving the property unattended.
- Please take reasonable steps to secure your belongings during your stay.
17. Complaints
- If you have a problem or complaint during your stay, you must notify us as soon as possible so that we have a reasonable opportunity to resolve it.
- Complaints raised only after departure may be harder to investigate or resolve properly.
18. Our liability
- We are responsible for providing your accommodation with reasonable care and skill.
- We are not responsible for loss of or damage to your personal belongings or vehicles unless caused by our negligence or breach of duty.
- Nothing in these terms excludes or limits liability where it would be unlawful to do so.
19. General
- If any part of these terms is found to be invalid or unenforceable, the rest will continue to apply.
- These terms are governed by the law of England and Wales.
- Any dispute will be subject to the jurisdiction of the courts of England and Wales.
